1. Design What You Love

It's easy to get bogged down worrying about resale value and mass appeal when you're deciding on the details of your remodel. If your ideal home includes a dream space, do what you can to incorporate it into your plans. For example, the owner of this once-dilapidated home in Dallas requested a modern, spa-like master bathroom with lots of open space.

The original room had a closet and a sunken tub. Woolery removed half of the closet, raised the tub area and redid the plumbing and drainage before redesigning the space. "We created a wet room for him," he says. The expansive new space has clean lines, an oversized shower bench and a large tub, and it's now a showcase feature in the home.

2. Communicate Your Vision

Letting your contractor know exactly what you want by providing as much detail as possible will simplify and speed up the process. Woolery notes that photos and other visuals are always a plus, but you don't need to stop there.

The same Dallas homeowner went one step further to get this reworked kitchen, which features a standout 7-foot island with a quartz countertop and waterfall edge. "He created a spreadsheet for all the cabinetry," Woolery says. That kept everyone on track throughout the project.

No matter how well you know your home, there are always surprises when you start tearing down walls. In the remodel of this North Dallas bathroom, it was an unexpected pipe over the tub that sat below the rest of the room's ceiling. "The homeowners wanted clean, modern lines, so we needed to move the pipe," Woolery says. Although it added to the cost, the result is a contemporary space with the open look the homeowners had asked for.
